MEES Regulations 2015/2018

Energy Performance Certificate · EPC

The energy rating required to sell or let, valid for ten years.

An Energy Performance Certificate rates a property’s energy efficiency from A (most efficient) to G and is legally required whenever a property is built, sold or let. It remains valid for ten years.

Under the Minimum Energy Efficiency Standards (MEES), it has been unlawful since April 2020 to let a property with an EPC rating below E. Government policy continues to signal a tightening of the minimum standard for rented homes, so landlords are increasingly improving ratings ahead of time.

HomeCert’s accredited assessors produce your EPC and, because we cover all four trades, can quote directly on the heating, insulation and electrical improvements that lift a poor rating.
