The annual Gas Safe inspection legally required for every rental with gas.
Under the Gas Safety (Installation and Use) Regulations 1998, landlords have a legal duty to ensure every gas appliance, flue and fitting they provide is checked for safety every 12 months by a Gas Safe registered engineer.
A copy of the resulting Gas Safety Record (the CP12) must be given to existing tenants within 28 days of the check, and to new tenants before they move in. Records must be kept for at least two years.
