Since January 2023, the Fire Safety (England) Regulations 2022 (made under the Building Safety Act 2022) require the Responsible Person for residential buildings over 11 metres to undertake quarterly checks of fire doors in communal areas and to make best endeavours to inspect flat entrance doors annually.
This is one of the fastest-growing compliance duties in UK property - and one many managing agents are still getting to grips with. A fire door that has been painted shut, fitted with the wrong ironmongery or damaged can invalidate the fire strategy of an entire block.
