The water-safety assessment every rental landlord is expected to hold.
Landlords have a duty under the Health and Safety at Work etc. Act 1974 and the Control of Substances Hazardous to Health Regulations to assess and control the risk of exposure to Legionella bacteria in their property’s water systems, following the HSE’s Approved Code of Practice L8.
For most domestic rentals this is a straightforward assessment of the hot and cold water system; for HMOs, blocks with shared tanks and commercial premises it is more involved and must be reviewed regularly.
